If you are looking to sell your house in Little Rock, remodeling may be something you are considering. It’s important not to do too much, you don’t want to invest in upgrades that won’t get you a ROI.

3 Upgrades To Consider:
A fresh coat of paint can really add life to a room. Stick to neutral colors and add accent colors in the decor around the room. Paint a low cost upgrade that will really transform a house for the better. in addition to that, it will take care of any holes or wear and tear on the walls.
Kitchen and Bathroom
It is known the the kitchen and bathrooms are the selling points of homes. It is also no secret that an entire kitchen and bathroom overhaul can be expensive. There are ways that you can upgrade these rooms while still not breaking the bank.
Start with painting the cabinets, installing new handles, and putting in new faucets. Appliance manufactures also offer front cover plating for their products. What you can potentially do is change out the front of your microwave to match the other appliances. This is cost effective and will do wonders for the aesthetic of the kitchen.
Bathrooms a bit more simple. You can easily clean the grout in the tile and even just put vinyl tile over the existing flooring. Use a powerful bath/shower cleaning to get the grime out of the tub and consider upgrading the shower head to a nice ‘rain shower’ type head.
When upgrading your landscaping, spend all your money in the front of the house. Consider planting flowers, getting the grass in good shape, and trimming the bushes and trees. In the back yard, it is better leave it as a ‘blank canvas’ and leave it up to the buyers imagination.
3 To Forget About:
Do Not Finish The Basement
Basements don’t sell. It’s better to leave it up to the sellers imagination, most homebuyers will want to fix up the space to their taste anyhow. Maybe they want an open game room, or to add a couple of extra bedrooms. Basement remodel can be costly and will not get you a good return on the money/time.
Do Not Add a Patio or Pool
This is a big no-no. This may be the most expensive upgrade in this article and it will not get you to ROI you are looking for. If you feel like you have an open space that needs to be filled just add some pavers and great a blank canvas for the seller to use their imagination.
In addition to this, pools may even be a turn off for some buyers because of the maintenance that comes with it and the danger it poses to small kids.
Do Not Do A Major Rehab to The Kitchen or Bathrooms
The cost here does not make sense. Do not do a complete renovation of these rooms. Simple stylistic upgrades and low cost upgrades like mentioned above will be the smartest move.
In summary: Don’t over-improve… keep it simple!
